7 Signs of Hidden Water Damage in Your Surrey Home

Musty smell, soft floors, peeling paint, and more — how to spot water damage that's been quietly happening inside your walls, under your floors, or in your crawl space.

Water damage isn't always obvious. In Surrey's wet climate, moisture often accumulates slowly — inside walls, under floors, in crawl spaces — before it produces visible signs. By the time you notice, the damage may be significant.

Here are the most reliable signs of hidden water damage to look for in your Surrey home.

1. Musty or earthy smell that doesn't go away

Persistent musty smell — particularly when you run the heating or enter an enclosed space like a closet, basement, or crawl space — is one of the earliest and most reliable indicators of hidden mold growth. Mold produces volatile organic compounds (MVOCs) as it grows, and those compounds have a distinctive musty, earthy odour.

If the smell is stronger in certain areas, or if it worsens on damp days, that's a strong signal of active mold growth somewhere in the structure.

2. Soft, springy, or uneven floors

Floors that feel spongy underfoot, especially near exterior walls or in bathrooms and laundry areas, can indicate saturated subfloor sheathing or compromised joists below. This is particularly common in older Surrey homes where subfloor sheathing has been wet and dried repeatedly, breaking down the wood fibres.

3. Bubbling, peeling, or discoloured paint

Paint that bubbles, peels, or develops stains without any obvious water source is often fed by moisture behind the wall. Moisture vapour migrating through drywall pushes paint off the surface. Yellowish or brownish staining on walls or ceilings often indicates water has passed through at some point.

4. Warped or buckling hardwood flooring

Solid hardwood and engineered hardwood floors expand when they absorb moisture. Cupping (edges rising higher than the centre of the board), crowning (centre higher than edges), or visible gaps between boards can all indicate moisture in the subfloor below. This is common in Surrey homes that have experienced minor flooding that wasn't fully addressed.

5. White mineral deposits on concrete or masonry

Efflorescence — white, chalky mineral deposits on basement walls or concrete floors — indicates that water has been moving through the concrete and evaporating on the surface. It's not structurally dangerous in itself, but it's a reliable sign of chronic water infiltration through your foundation.

6. Increased allergy or respiratory symptoms indoors

If family members experience more respiratory irritation, worsening allergy symptoms, or headaches when they're at home (but feel better outside or in other locations), mold-related air quality issues may be a factor. These symptoms alone don't confirm mold, but combined with other signs, they're worth investigating.

7. Higher-than-normal water bills

An unexplained increase in your monthly water bill can indicate a leak somewhere in your plumbing system — a running toilet, a dripping pipe inside a wall, or a failing supply line behind an appliance. If you can't explain the increase, get your plumbing inspected.

When to call for an assessment

If you see any of these signs, particularly multiple signs together, get a professional moisture assessment. We use thermal imaging and calibrated moisture meters to find moisture without destructive investigation. An assessment is far cheaper than discovering the problem six months later when it's significantly worse.
